Our commitment to quality was a reflexion of a tradition which began a long, long time ago with Great Grandfather Florsheim. He was a cobbler who started a shoe company (Florsheim Shoes) that became world famous for innovation, quality and timelessness.  Today, the Florsheim family and entire team have continued the legacy by building homes with great attention to detail.  Headquartered in Stockton, California, our door is always open.

Company founders, brothers David and Bob Florsheim began building custom homes on a few lots in Brookside in Stockton, California.
Brothers align with key financial institutions that will become critical in funding many future developments.
Florsheim builds Eagle Ranch in Delhi, truly affordable single and two story homes value priced at $89,000.
Florsheim wins a national design award – BALA (Best in American Living) for their compact two story plan built at the Portraits community in Turlock.  It attracts a new market looking for design, affordability and strong exterior appeal.
Always an innovator with the team, Florsheim Homes commits to consistent sales and construction training programs with its staff and designs customized one-on-one personal goal setting to further enhance employee performance.

Customers begin looking for more information and Florsheim delivers this with weekly Homeowner Maintenance classes.  These enable new buyers to completely understand the construction and future up-keep for their home.
Florsheim Homes introduces the smallest house ever at 803 sq. ft. at Harmony Ranch, featuring 2 bedrooms and a 1-car garage.  It garners industry recognition with Pacific Coast Builders Conference Gold Nugget Award for design.
Florsheim comes home to roost with five projects built in Stockton over a few year period.  TerraNova, Autumn Chase, Aventura, SummerWind and Belleterra all successfully sold out.  TerraNova lead the way with homes priced at $69,000, $79,000, $89,000, $99,000 and $109,000.  A total of 80 homes were sold from a trailer before model homes were finished.  TerraNova receives the Professional Builder Achievement Award for Affordable Housing in the State of California.
With a remote location, Florsheim installs the Profiles sales office in a retail parking lot, thereby capturing customer’s attention.  Pre-sales shocked most everyone and a new way for marketing was born.
Rose Lane in Modesto, California is built as the first community of the “Rose Series”, an award winning product line that draws campouts and national TV coverage.
Florsheim receives national recognition for quality construction places on the Professional Builder list of top developers.
In what will become a mini-masterplanned community in Turlock, Florsheim Homes launches Rose Circle.  Designed around a central rotary and with curvilinear streets, Rose Circle and its sister projects – Rose Cottages and Rose Walk will become landmark communities for their nostalgic style, curb appeal and higher resale values.
In an effort to reduce inventory, Florsheim gain showed creativity by letting customers Name Their Price, again putting the customer at the forefront.

The Florsheim team addresses the “New Normal” with more cost efficient house designs that will compete with foreclosures, yet offer buyers new construction and a new home warranty.
Florsheim offers the ultimate security blanket against declining sales prices.  A Sales Price Guarantee program assures buyers that their price is protected in the event of market adjustments or price reductions.
Florsheim brings a new, almost unheard of low, low price point to the market by selling homes from $195,000 in Manteca, California.

Acquiring land in the Reno market, Florsheim designs an all single story product line to fit on a view oriented site in the Sun Valley area, and affordable priced from the high $130,000’s.
Taking advantage of a busy arterial, an offsite sales center is opened adjacent to the popular Domino’s pizza, in an effort to “meet the customer” where they go naturally.

Opening 4 new developments – Valley Oaks in Riverbank; Valley Classics in Newman, Valley Blossom II in Manteca, and Sun Mesa in Reno—Florsheim gears up to offer the most affordable plans around in each individual market area.
Florsheim continues on a stable growth path, with banking relationships and customer financing both being instrumental in enduring market challenges.
