A new house in Manteca for $274,990?

That's not a misprint. It's part of the offerings at Florsheim Homes' Valley Blossom strategically located within a mile radius of Manteca's newest elementary school, the 30-acre Manteca Big League Dreams recreation sports complex plus the new lifestyle mall anchored by Bass Pro Shop and JC Penney that will open in October.

The pricing is for the two bedroom, 2.5 bathroom 1,207-square-foot Azalea model that includes a two-car tandem garage plus well-designed living space that is bright and warm while being spacious. Add a third bedroom and take the home to 1,341 square feet and the price is $292,420.

It's priced more aggressively than the resale market.

But just to make sure that doubting Thomases who are thinking, "gee, if I wait a few months maybe the price will drop," don't keep sitting on the fence,FlorsheimHomes is making an offer that no one is matching in the new home market and no one can touch in the resale market.

Simply put, if you buy aFlorsheimHome in this year and the base price of the home is lowered in 2008, you will get a check in the mail for the difference. Some builders offer such protection until the end of escrow but that's it.

You also have access to one of the biggest neighborhood parks in the area complete with finished playground and play courts as well as a back stop for pick-up baseball games.

There are four models in Valley Blossom with the largest base square footage of 1,785 square feet in the Magnolia plan with three bedrooms and 2.5 bathrooms starting at $325,990.

What about the actual floor plan and features?

Florsheim designers have created homes where the warmth and the light of the day actually is brought into the home not just from the house's orientation but how banks of windows in the areas where people do their most living as families - kitchen, dining, and family rooms - are positioned to add to the warmth and openness of the plan.

Such touches are why Florsheim markets its concept as Homes for Life. The standard features run the gamut from oak cabinets with natural finishes to cultured marble counter tops in the bathrooms.

The models are open from 10 a.m. to 5 p.m. Tuesday through Sunday as well as noon to 5 p.m.

The Valley Blossom neighborhood can be reached by taking the Highway 120 Bypass to Airport Way and driving south toward the stop sign at Woodward Avenue. Turn right and travel to where the road widens to four lanes with a landscaped median. The entrance to Valley Blossom is on the right. The Valley Blossom models are directly across the large five-acre park you'll see as you enter the neighborhood.
